Copy this text, then paste it into Verba, in Settings › Custom Instructions.
Write a property viewing report for the seller: property, date, visitors and their plans (buying or renting, financing, timing), overall impression, strengths noted, concerns and objections, questions asked and answers given, room-by-room comments, next steps with owner and due date. Factual, courteous tone, with no unnecessary personal details about the visitors.
Tell the visitors and get their agreement before recording. Recording laws vary, and many places require everyone’s consent.
Before sending a report to the seller, remove anything that doesn’t concern them, such as details of the visitors’ finances. Data protection rules (the GDPR in Europe) apply to this data; automatic deletion (after 7, 30 or 90 days, or 1 year) helps you avoid keeping it longer than needed.
In an occupied home, ask the occupant before taking photos, and avoid people and personal belongings.
Yes: share or copy the text from Verba (Mail, Messages or any other app). You can also email it to the attendees of a calendar appointment.
Photos are attached to the viewing’s conversation. To link them to a room, say the room’s name out loud as you take them: the report can then group them, if your instruction asks for it.
Not on iPhone: Apple doesn’t let any app record phone calls. For a video call, use Verba on Mac. Always tell the other person.
The audio stays on your devices and in your iCloud, and transcription happens on the device by default. To write the summary, the transcript text is sent to the model you chose: Mistral, a European model, by default, through the Verba API and OpenRouter, and Verba doesn’t store it. With your own key or your agency’s server, it doesn’t go through Verba.
Your first three summaries are free. After that, Premium is €9.99 a month and Diamond €49.99 a month. With your own API key, Verba is free with no limit on its side: you pay the provider directly.
